Project Stages

1. Sketch Ideas and Feasibility.

During this first stage the client brief is collected. A great place to start is to consider your needs and wants and list them in order of priority. We all have basic needs that must be achieved, but as things turn from the priority needed to a possible extravagant want; it becomes clear where your budget will extend to. A copy of your property’s Title, Plan of Subdivision, Planning Report and any other existing plans or information is also obtained at this stage. We will then go to site to analyse the surroundings taking in views, direction of North and any other features that may have an impact on the design. From the collaborations of all this information, a sketch idea can be formed.

2. Preliminary Design Stage.

With the overall idea or sketch accepted by the client, we progress with the preliminary plans. This entails documenting the ideas gathered so far, and establishing what the floor plans and elevations may look like and possible materials they will be constructed from. This is where the aesthetics of the building are reviewed and refined, along with sizes of rooms and required functionality of these spaces.

3. Town Planning Application (if required).

If the project requires town planning approval due to any planning overlays that may be in place eg. heritage or multi unit development, then this application can be made by either AJE Building Design or the client. Additional fees are charged for us to provide this service due to the time consuming nature of the application. Once town planning approval is obtained, the project then progresses to the working drawings.

4. Working Drawings.

Working drawings contain specific details and drawings for construction use, and form a part of the Building Permit application through either the local council or a private Building Surveyor. The Building Permit application is generally made by the Builder or Owner Builder as the case may be.
